Ann’s Choice, Erickson Retirement Community, Warminster Township, Bucks County, PA

This project includes the development of 95 acres of land with approximately 2000 independent living units. The campus was developed in four stages or “neighborhoods”, each consisting of approximately 500 residential units (within five, 3-5 story residential buildings), and a 50,000 square foot Community Building. The gated campus also boasts a skilled nursing and assisted living facility, chapel, underground parking and walking paths, as well as building links and elevated bridges interconnecting each building with another. The fourth and final neighborhood was recently approved and is under construction.

Maris Grove, Erickson Retirement Community, Concord Township, Delaware County, PA

This project includes the development of 85 acres of land with approximately 1500 independent living units. The campus was developed in three stages or “neighborhoods”, each consisting of approximately 500 residential units (within five, three to five story residential buildings), and a 50,000 square foot Community Building. The project also includes a skilled nursing and assisted living facility, a chapel, four internal drive bridges, walking paths (including a foot bridge), as well as building links and elevated bridges interconnecting each building with another. The second of the three neighborhoods is currently under construction,while the third and final neighborhood is in final development.

Harrington Village, W.B. Homes, Franconia Township, Montgomery County, PA

This active adult community development of 47 acres includes 120 townhouse-style units, a 2100 square foot community center, and 19 acres of community open space, including a walking trail. The project was approved in 2004 and construction was completed in 2007.

Arbour Square Westrum Development Corp & Heritage Senior Living, LLC, Lower Salford Township, Montgomery County, PA

This project includes a retirement community for multi-phase development on 28 acres. Phase I is a three story 150 unit independent living facility. Phase II is a three story 75 unit assisted living facility. Phase III is a  three story 125 unit independent living facility. The project also included dedication of a 4.5 acre parcel of community open space for the development of a recreational field and walking trail.

Dresher Estates, Brandywine Assisted Living, Dresher, Upper Dublin Township, PA

This development of 8 acres of land includes 103 assisted living units. Site amenities include walking paths, a putting green, and a pond, as well as facility parking, lighting, and landscaping. The project was completed in 2001. Since then Brandywine Senior Living has decided to expand the facility to 111 assisted living units. The building addition project is currently in the preliminary land development stage with Upper Dublin Township.

Rutherford Estates, Allamuchy Township, Warren County, NJ

Bohler Engineering was retained by Rutherford Estates to be the land planner and civil engineering consultant to design this 42 lot subdivision in Allamuchy Township. Challenges with this project included steep topographical concerns, the highly environmentally sensitive area, and the regulatory challenges at the municipal and state levels.

Due to the presence of exceptional resource value wetlands and Bog Turtle habitats on the site, Bohler prepared and coordinated the appropriate threatened and endangered species studies and reports for submission to the regulatory agencies. Bohler ultimately procured approval from the US Fish and Wildlife Service and NJDEP to construct this development. This is only the second project in the state to receive such approvals for Bog Turtle habitat encroachment.

Renaissance at Readington, Fallone Builders, Readington Township, Hunterdon County, NJ

Bohler was the civil engineer of record for this 210-unit residential development located in Readington Township, NJ. With an open farm field to start with, Bohler performed the land planning design, civil engineering and landscaping design as well as project management for this development. Being one of the larger residential developments in western New Jersey, it required an extensive amount of NJDEP permitting and intricate engineering design to facilitate roadway construction and infrastructure improvements. This was due to the environmentally sensitive nature of the water course on the western side of the property. This project was one of the first in the state to utilize “Rain Garden” design features throughout the project, and ultimately to receive NJDEP approval for same.

Post Park, Post Properties, Prince George’s County, MD

Bohler provided complete survey, civil engineering, and permitting services for this Maryland project, which includes 375 units of residential development with ancillary retail on 6.5 acres. The project included complex regulatory issues, floodplain mitigation, significant topographic issues, poor soils, and a zoning change.

Stone Ridge, Van Metre, Loudoun County, VA

This planned 800 acre mixed-use community is currently under development; Phase One includes 600 single-family homes, 900 townhouses, 600 apartments, and 200 condos. Bohler provided civil engineering services for the development of several phases of the project.
